“We didn’t start with blueprints,” says Matt James, Creative Director of Iktan. “We started with questions: Why do we slow down in certain spaces? Why do some places feel inherently right? With 96 residential lots framed around two cenotes and over 40 hectares of preserved jungle, every lot orientation, pathway, and green buffer was drawn with purpose—enhancing privacy, airflow, and access to light. Under the guidance of Iktan, design principles were borrowed from nature itself: biophilic planning, sensory balance, and conservation-led zoning that prioritizes longevity over density.
