This project marks a significant milestone for the evolution of an important part of the City of Carrollton and the DFW metroplex.

The Integral Group is leading the development of the innovative EVIVA Trinity Mills project, realized through a collaboration with the City of Carrollton, Dallas Area Rapid Transit (DART), Artemis Real Estate Partners, and Koa Partners. This partnership exemplifies a successful blend of public and private sector cooperation.

The EVIVA Trinity Mills project promotes a new era of urban living, seamlessly blending residential and commercial spaces within a vibrant and sustainable community. Enveloping a dynamic Esplanade adorned with a captivating water feature and public green spaces, the project embodies The Integral Group's unwavering commitment to planning and design that will stand the test of time.

"EVIVA Trinity Mills is a reflection of The Integral Group's ethos to leave a lasting footprint of excellence in every community we touch. This residential master-planned development is a testament to our relentless pursuit of urban revitalization through thoughtful development, innovative design, and strategic public-private partnerships," says Egbert Perry, Chairman of The Integral Group. "We are immensely proud to lead the way in smart growth that not only respects the past but also builds a vibrant, inclusive future for the City of Carrollton and the DFW metroplex. Our commitment to creating spaces that enhance the quality of life continues to be the cornerstone of our mission, and EVIVA Trinity Mills is a shining example of this promise realized."

Carrollton, nestled within the tri-county area of Collin, Dallas, and Denton, shines as an economic powerhouse, characterized by its dynamic growth and a strong commitment to business prosperity. Home to more than 135,000 residents, Carrollton boasts a business-centric climate placing it at the forefront of the region for job creation, expansive development, and a thriving corporate community. The city's fertile economic landscape is evidenced by its impressive track record of attracting new enterprises and fostering the expansion of established ones, cementing its status as a beacon of opportunity and industrial diversity.

"We're so excited about this public-private partnership between DART, Integral, Koa Partners, and the City of Carrollton," says Carrollton Mayor Steve Babick. "Bringing the Trinity Mills Station vision to reality makes this site the largest transit-oriented development project in the metroplex. This has been a long-term project and is a culmination of many years of work of prior mayors and councilmembers, and we're looking forward to bringing this segment across the finish line."

Trinity Mills is a mixed-use Urban Village located adjacent to DART's Green Line Transit Station and DCTAs A-train. Carrollton is at the intersection of IH-35E and the President George Bush Turnpike (PGBT). The project's objectives include creating a sustainable, vibrant, livable mixed-use district with a variety of residential, commercial office, and retail uses along with a central public space that incorporates enhanced pedestrian amenities and supports transit ridership. The convenient location of EVIVA Trinity Mills allows commuters to easily access both the under-construction silver line, which connects Plano/Richardson/Addison to the DFW airport, and other transportation choices for those going between Denton and Dallas. Regional cycling and hiking trails are also connected to the site.

Dallas Area Rapid Transit (DART) anchors public transportation in the Dallas-Fort Worth metroplex, connecting Dallas and 12 surrounding North Texas cities with an extensive multi-modal network of DART Light Rail, bus routes, GoLink on-demand services, paratransit services, and Trinity Railway Express commuter rail. Reflecting its critical role in regional mobility with a ridership of nearly 42.5 million in 2022, DART significantly contributes to the metroplex's economic strength and development by fostering Transit Oriented Development and partnering with other area transit systems.

"Since the formation of DART, we have continued to work in close partnership with our service area cities and developers to implement transit-oriented development opportunities like the wonderful EVIVA Trinity Mills project," says Nadine S. Lee, DART president & CEO. "This project highlights our region's commitment to connectivity and multimodal transportation options for our residents, as well as the benefits of generating new opportunities to develop environmentally sustainable livable communities and fantastic spaces that are focused on transit accessibility."

Denton County Transportation Authority (DCTA) serves as a critical transit provider in Denton County, Texas, and beyond, facilitating mobility with services that include fixed-route buses, on-demand solutions, and the A-train commuter rail line connecting Denton to Carrollton. In 2023, DCTA's system supported a ridership of over 2.9 million passengers, and its GoZone rideshare has emerged as one of the nation's busiest services of its kind. DCTA contributes to the economic vitality of the Dallas/Fort Worth metroplex by enhancing connectivity and promoting Transit Oriented Development (TOD) commitments that tie residential and commercial growth to transportation infrastructure. Its comprehensive services, which also encompass paratransit offerings, play a pivotal role in supporting a thriving, accessible, and economically robust region.

"This Trinity Mills station in Carrollton serves as a great connection point for A-train riders to move easily between Denton County and the DFW region," says Paul A. Cristina, CEO of Denton County Transportation Authority. "With DCTA and DART connecting seamlessly through the heart of this development, fast and efficient transit will provide a desirable amenity and convenience for residents and patrons of EVIVA Trinity Mills."

"We at Koa Partners are excited to celebrate this key milestone in the life of Trinity Mills Station with our partners Integral, City of Carrollton, and DART," says Harry Lake CEO of Koa Partners. "This project is truly transformative for our home here in North Texas and is an expression of a public-private-partnership hard at work to deliver a best-in-class mixed-use experience for the people we serve."
