The National Buyers Agent Association, a top buyer agent service based out of Colorado, recently released tips on how to get a home buyer’s offer accepted. The guide provides key points to focus on to increase the likelihood of getting home sellers to accept their home offers.

Many of the real estate experts predicted the continuous increase in real estate market price this 2021. As such, it’s no surprise for the staff at the association to hear that many of the buyer agents within the network are faced with the dilemma of finding affordable homes for buyers. According to Zillow, the average time for buyers to shop for a home takes about 4 1/2 months plus another 30-45 days to complete the closing on a home which may vary depending on certain factors such as financing needs. In Colorado, Barry Miller, one of the association’s top buyers’ agents and the main host of the B&L Consumers Radio Show, shared that as of February 06, 2021, the median price range in the Denver area was at $510K and the Colorado Springs area at $385K. He claims that properties within or below the median price range take only 9 days to be sold compared to those properties above the price range. These take 15-18 days.

To help buyers make their home offers stand out, the association released a guide on how to get a home offer accepted. The list includes the following:1) Bid realistically, 2) Understand the seller’s motivation, 3) Show clear intent. For the complete guide, please visit the link above.

Kathleen Chiras, owner/CEO of the association is an advocate for buyers and she understands their needs to find affordable homes. As part of her advocacy, she equips buyers with the right knowledge and information to help them make informed decisions. Many of those she reaches out to opt to expand their areas of interest. Sometimes they decide to consult with a lender to see if they can qualify for a higher loan when a thorough property search yields no results due to lack of inventory and/or very high price point in the buyers’ area of interest.
