Charlottesville luxury townhouses outsell single-family homes and condos in the past 30 days as Charlottesville builders scramble for more land to develop.

According to CAAR, the local Charlottesville realtor association, 83 single-family homes sold since March 5th, 2021 with a low of $225,000 and a high of $1,850,000. The average sold price was $600,000 and 10 of those were Charlottesville luxury homes which is 8.3%.
36 townhouses sold during the same period with a low of $196,500 and a high of $872,250. The average sold price was $355,560 and 15 of those were Charlottesville luxury townhomes which is 42%. Also, 16 condos sold with a low of $128,000 and a high of $825,000. The average sold price was $245,000 and only 2 of those were Charlottesville luxury condos which is 12.5%.
“There’s a mad rush to find to cut deals, buy land and develop it into Charlottesville luxury townhomes. It’s way more profitable and faster to build than a single-family luxury home. I knew this would happen ten years ago. I’m ready to move into a luxury townhouse. All I do is pick up debris from trees and constantly worry about the animals or a huge tree falling down.
