Property owners who meet the eligibility requirements can receive tax assistance on a first-come, first-served basis for one property per homeowner. The newly launched program helps them to either keep their home through a range of options, or secure a buyer if they cannot repay their debt.

If a homeowner does not pay their property taxes, the delinquent amount becomes a lien. If this is left unpaid, the lien is sold at auction to the highest bidder. The homeowner then has a redemption period of 3 years to pay the tax debt which includes fees and interest charges. If the debt is not paid within the set time period, the lienor can obtain ownership of the home through foreclosure or opt to sell the property in a tax sale.

According to a report published by The Colorado Department of Local Affairs – Division of Housing, foreclosure filings and auction sales decreased since 2020. However, this was attributed to the implementation of state and regulatory limits together with processing slowdowns as a result of the pandemic. The report describes current foreclosure trends as highly unpredictable.

Colorado Tax Care assists homeowners struggling to pay their tax liens with a range of options including government assistance. The company helps them to find the best resolution and avoid losing their home to an investor.

Homeowners are invited to contact the company to find out if they qualify for the program by quoting their tax assistance code. If the code is unknown, a representative can still assist in establishing whether the homeowner is eligible.

A spokesperson for the company said: “If you’ve fallen behind on your property taxes and need help so your property isn’t sold at an upcoming auction, our associates from the tax assistance department are here to help you.”
